Zoning in Charleston County
It’s been 58 years since the City of Charleston’s zoning ordinance was first updated and 93 years since it was first established. Think about how much has changed in Charleston over the last 58 years.
The City of Charleston’s population continues to grow, but so do rising sea levels, more intense and frequent storms, and other environmental problems that impact the community. Building developments never stop in Charleston, but they can be adjusted to exist in less low, wet, flood-prone locations.
To implement this update, in May 2023 the City of Charleston started the 2-3 years long process of updating its Zoning Code, which guides growth, development, and redevelopment in the City. This process aims to produce a modernized, user-friendly code that better reflects the on-the-ground realities the City is experiencing.
This “elevation-based zoning code” focuses on identifying suitable land uses based on elevation. The City underwent a code assessment late last year and is currently gathering feedback and drafting an updated code for public review.
