On Monday night, the Town of Ridgeland’s Planning Commission voted 3-2 in favor of the proposed “Special District” zoning for Tickton Hall. This upzoning would allow for 2,034 homes, 50 docks on Euhaw Creek, and 250,000 square feet of commercial space. Such a development could have major impacts to the environment and quality of life for Jasper and Beaufort County residents. Further, Highway 462 is already dealing with high traffic volumes, and this scale of development has the potential to generate a significant number of trips. |

Tickton Hall / Crosby Land Company Why this decision matters Euhaw Creek is small tidal creek that drains to the Port Royal Sound and stands to be degraded by dock proliferation and septic tanks. The applicants proposed that the first 120 lots are planned to be served by septic tanks. Additionally, the developers plan to build a package plant to serve the rest of the community. However, no information was provided by the applicant about the operation of this package sewer plant, where it will be sited, and where treated wastewater will be discharged. Where do we go from here? While this latest news is discouraging, the planning commission is a recommending body, and the Ridgeland Town Council members are the ultimate decision makers. The Tickton Hall issue could go to Town Council at their July 2nd meeting. The Town Council will vote on the annexation, development agreement, and zoning in a package deal. Evidently, the Town has expressed an interest in holding joint workshops between the Planning Commission and Council that may push back the July 2nd hearing date.
