Tickton Hall is located off Hwy. 462 and shares a 9,000-foot border with Euhaw Creek. Situated in a key wildlife corridor along the Broad River, the property is renowned for upland bird hunting. The landscape features a cemetery and includes the publicly leased Bolan Hall boat ramp. However, the ownership recently changed hands when a developer acquired the land in Fall 2024, placing Tickton Hall at risk. The developers twice attempted to annex and upzone the property into Ridgeland, once in October 2022, and again in May 2024. Earlier plans called for over 3,000 homes and up to 75 docks. Thanks to the community’s advocacy, Town Council’s decision was postponed in order to update the Town’s comprehensive plan and conduct a feasibility study. The feasibility study, done by the firm Raftelis, revealed that such a large development on the Town’s periphery could be costly. For example, Raftelis noted that meeting public service requirements with upfront staff, operating, and capital could result in a 40% deficit of current annual spending. You can read more here. While slightly reduced, the June 2025 development proposal still represents significant challenges. It includes upzoning with over 2,000 homes and 50 docks proposed. A large development on this pristine property risks stretching town resources thin and extirpating priceless natural and cultural resources. |
